Several citizens of the morally and financially bankrupt State of California have recommended Adrian Jay Adams, Esquire [#101187] of Adams Kessler, PLC, 2566 Overland Avenue, Suite 730, in Los Angeles, California as a nominee for induction into the Evil Esquire Bar Association.
They’ve even set up a website to assist Adrian in “his” quest: AdrianAdamsEsqSucks. Catchy title!
It’s a bit foggey as to how Adrian has caught these folks attention. From what we can glean, Mr. Adams specializes in suing homeowners associations, residents and their boards. Apparently he’s not too picky about who pays his bills. There’s been a lot of litigation some of which appears to be continuing. Allegations of fraud, harassment and breaches of fiduciary duty are flying.
According to information provided to the EEBA, Adams-Kessler also owns Davis-Stirling (http://www.davis-stirling.com/), an employment agency and “dispute resolution” company they use as stalking horse to drum up litigation business.
According to the State Bar of California, Adrian has no record of discipline or even administrative infraction since he was admitted in 1993 after attending San Jose State University and Southwestern University School of Law. Of course, the Cal Bar’s records are meaningless as they only prosecute 3.5% of the formal complaints they receive– five year average including systemic and consumer complaints.
Adrian’s alledged vexatious methods and harassment could be perfectly acceptable under California lawyer laws. Or perhaps he’s just so smart or powerful or dropped a bag of cash in the State Bar’s Trial Counsel’s office that they haven’t gotten around to looking at any complaints they may have received? Who would know.

Adrian J Adams was CAI trained HOA manager who quickly figured out how he can make more MONEY of unsuspecting homeowners by becoming a “HOA attorney”. He accomplished that by finishing “bottom level” law school just so he can get the license to practice and start ripping off associations.
Because of who he is and how unethically he performs his “legal services”, even his partner Jean McDonald left him couple of years ago and so did some other associates who did not wan to be the part of ruthless scheming of CA homeowners.
There are numerous confirmed and alleged instances of FRAUD and harassment of homeowners, Board members and even his business partners, which leads to conclusion that Adrian J Adams is unethical, evil man and truly a disgrace for legal profession.
In light of his well documented “record” ONLY unaware Board of Directors may hire him with idea that he will honorably represent their HOA. Any association that makes such mistake risk being taken advantage of and severally exploited.

Needless to say, he lost the hearing even with fabricated “evidence”. He got booted out of our HOA since only 1 Board member approved the proposed contract. His newest tool is fellow associate Karen Nagad ESQ who now does his “dirty” work so he could avoid any investigations with the BAR. He continues to use other people as instruments rather than taking reponsibility for his own actions. He should be disbarred!!
WARRNING: Why is Adams running a “job market” for managers on his Davis-Stirling.com website? Adams trick is to “install” his manager in your association and use him/her as his “Trojan Horse” to keep the “door of your treasure” open ALL THE TIME! Don’t let him!
Once his CAI Trained Onsite Manager is employed in your HOA, commonly at over the market rate thanks to Adams, the manager will report to Adams. Every time something happen in your HOA, Adams will know about it. He will then suggest a TRO shoudl be filed so he can make a lot of money. he starts with dozens of letters and finishes in court with TRO. He did this many time around the town. Adams make the most cash of you by escalating conflicts, which WILL cost you a bundle. Under no circumstance you should hire manager who got anything to do with Adams!

He likes Iranian and he likes Armenians but he reportedly would never hire blacks, which is truly discriminatory. To qualify, in the observer’s opinion, the new associates must prove to be willing to act without ethics and work on commission. The newest “champion” of harassment of homeowners is Karen Nagad, a female, Farsi speaking “lawyer”, who in several short years of her carrier already got caught laying in court and misleading tribunals under oath. To avoid frustration and financial loses, avoid Adrian Adams, Karen Nagad and their Adams Kessler, PLC firm as they do not exist.
Moshe — The reason he posts ads for managers is so that he can “plant” one his own allies and then creates a crooked reciprocal exchange of $$$$$. He inflates the salary for the said manager, convinces the Board to pay the manager the ridiculous salary who then in return continues to bill Adrian Adams ESQ for enormous amounts of money. Anytime a resident asks for financial documents (CC&Rs, operating expenses, etc), the manager calls Adrian who then writes letters, calls for hearings, and then bills over $3000 for his “services”. Our Board fired this guy last year because we saw he is nothing but a trouble ! Adams Kessler, PLC was introduced to us by our new onsite manager Mark Montgomery. We tried this firm and found out that Adams Kessler, LLC was as bad as Swedelson & Gottlieb, a mom and pap law firm, which was recommended to us by the same manager.
BE VERY CAREFUL when hiring and dealing with so called “CIA” and “CCAM” lawyers and managers. “One hand washes the other” this guys are rotating clients HOA’s and all know each other and are all “in bad” with one another, trying their hardest to “lighten” homeowner’s accounts by promoting conflicts, instead of solving them to save HOA money. Their favorite trick is to clam “homeowner’s are litigious” when in fact they are the one who live to bill numerous $300/hr “hours” and in doing so exploit every possible problem at the community, which they are informed about by their fellow manager. .
If you pay close attention, you will slowly but surely notice that CAI Trained managers and lawyers will exploit any disagreement among homeowner to their fullest advantage. You would also notice that they all have their “preferred” contractors and would do anything to get them in your HOA, so they can start making extra money by draining your reserve account — this is not exception IT’S THE STANDARD and is your to STOP them.
Adams is embodiment of the “crook” and a “dishonest lawyer” which all hardworking Americans hate for a good reason and who fits perfectly well in the term “shyster”… According to Wikipedia.com term “SHYSTER” comes from German word “sh..e” which translates to “defecator”.

Adrian J Adams, along with Roger Katz, were named as defendants in case #SC075791 involving “Washington Park Townhomes”. Mr Adrian J Adams was also named as a defendant in a case with “Marina City Club”. Mr. J Adams was also named in 2 other cases with 2 plaintiffs that have no relation to each other.
Interesting enough, both charges included libel, defamation, amongst many other torts!!! He has only been “practicing law” for a mere 15 years and this near senior citizen is terrorizing homeowners, creating major liability to their HOAs!!! Adams, Nagad and Gardner seem to be unethical bunch who compets for the first place in WHO IS WHO in the game of homeowner harassment. One of the way to do that is seemingly by installing a manager in your HOA. Manager then owes favor to Adams so he brings Adams in on any pretext and then they proceed to bring in CAI registered contractors and other vendors who then fleece your HOA in orchestra with lawyer and manager.
Beware their scheme of presenting themselves as being preventers of lawsuits. Nothing can be further from the truth. Lawsuits is what they are causing intentionally. That’s what they did in Villa Riviera, Marina Pacifica, Bridgeport, CCV and few other places from which they got fired, but regretfully after too much money was wasted.

I am a neighbor of the abrasive Matt Gardner ESQ. He told me on numerous occasions that he is a real estate lawyer but he always seems to be home. He told me he works for Adams Kessler. After some research, the firm appears to be a seedy one. They are the neighbors from H*LL!! His wife Michelle is always yelling at their kid and the daughter is throwing tantrums all the time. Matt Gardner ESQ cannot find real employment since his resume includes working as a public defender in Ohio. With his enormous ears, he looks like Dumbo and wish he would fly away!!

His legal woes include many other incidents that have not been recorded with the Superior Courts. A quick Superior Court Search reveals Adrian J Adams ESQ was sued repeatedly for the long list of torts and other causes, ranging from Constructive Fraud and Harassment of HOA Treasurer (whose refused to overpay unqualified contractors) to Intentional Infliction of Emotional Distress, which he apparently practices regularly to hide in so called “executive sessions”. There are some reports that Adrian J Adams, Esq harassed another Board member by taking upon himself the right he does not have to CENSURE the Board Member and by trying to expel him from HOA meetings, which is preposterous. What I can add to your story above is if there is a LA County wide contest for the most outrageously unethical lawyer practicing Common Interest Development [Davis-Stirling Act] law, Adrian J Adams ESQ would CERTAINLY win one of the top positions along with his associate Karen Nagad who some comments on the internet suggest utilizes lies and fabrications to mislead tribunal in clear violation of State Bar Rule of Professional Conduct 5–200 and 3.3.

Adrian J Adams ESQ hijacked the domain name davis-stirling.com so that when homeowners, attorneys, and other folks inquire about the REAL “Davis-Stirling Act”, they are referred back to the said domain site. FACT: he was reported to the California State Bar at least once regarding the confusion with the domain name and the actual State Laws i.e., Davis Stirling Act. As a result, Adrian Adams ESQ had to change the way the site and his firm was advertised. The retired judge, Mr. Lawrence Stirling is NOT employed at his “law firm”. His pictured is used merely to advertise Adrian’s site.
Whenever you come across “Davis Stirling, a winner!!”, it is merely referring the the website builder and in NO WAY, SHAPE, OR FORM has anything to do with Adrian’s “legal expertise”. Why not just go into the details of one case, so that people can judge whether they agree with your position, rather than try to make yourself look like a grass-roots movement? The feeling that we are being gamed makes readers much less likely to believe what you have to say, and if you do have valid complaints against this guy and his firm, you should be able to back them up with facts.

A source at our property manager’s office in Long Beach told me that Adrian Adams always hustle managers and expects kick backs in exchange for pushing the Board to impose the new assessment on homeowners for unnecessary and overpriced construction.
He knows very well that in order to approve the increase in dues or assess special assessment the Board would ask lawyers for advice so he cashes out! He did the same in Villa Riviera and in few other places in Long Beach.

Adrian J Adams ESQ appears to have very serious mental problems that perhaps no doctor could ever solve or assist!! They may be really deep in that I have to compare him with the infamous “night stalker” of HOAs and their condominium project owners. Like Charles Manson, Adrian Adams ESQ coerces his cohorts to commit these hateful acts so that he could say “I was not named in that case”. He caused us many problems here at “Top O Topanga” where my wife once served as a Board member. We later sold our property and moved out due to a corrupt Board of Directors who at the time, were operating under the guidance of the militant Adrian J Adams ESQ who is surely a crook as other residents have alleged. We believe these to be facts based on the complaints of others. Adrian Adams ESQ should be reported to the BAR!! Do not be afraid!!!

I can confirm Adams caused a lot of problems here at Top O Topanga. It seems that his forte is to acquire HOA business by recruiting and installing his CAI Trained manager in various HOA’s. Being part of the same lobby called CAI the manager then in return tips him regularly about possible “troubles” that needs legal fixing. Once tipped Adams casually drops by and offers free advise trolling for the opportunity to take sides, widen rift and cause conflict to escalate.
His premeditated campaign of bullying harassment usually begins with mailing a template letter which he charges $75.00. Adams gradually escalates his ruthless, landslide campaign of harassment into a fully blown need for restraining order by forcing victim to respond angrily. This is all followed by more and more arrogant billing until someone realize they have been taken advantage off.
Obviously Adams and (his gang of HOA specialists) is nothing more then a white collar con artist cabal who abuses the law for their own interest. He and others apparently use his title ESQ as disguise under which he and them seeks opportunities to rip-off innocent associations. As the system don’t seems to care at this turbulent economic times he pushes his way out without hesitation. The way to stop this ruthless group led by Adrian Adams is to document his crimes, keep reporting to BAR and FBI and do not give him any business. Eventually, as it happened with Bernie Medoff, Adams will be put where he belongs.
Adrian J Adams, Esq is HOA industry supreme GONIFF (Yiddish — A thief or dishonest person or scoundrel). Perhaps, when put where he belongs for harassing and racketeering homeowners associations, Adrian will be able to attend Swindlers Anonymous meetings with fellow inmates John and Timothy Rigas, the heads of Adelphia Communications, who were sentenced for securities fraud in 2004 after ‘borrowing’ $3.1 billion from the company, bankrupting it and thus screwing its employees out of their jobs and pensions.

Our HOA also had a bad experience with Adrian J. Adams ESQ. We wished we learned earlier Adams was suing homeowner association client and was harassing women and elderly people because he knew they had no funds to defend themselves.… He is now fired. I filed a lawsuit against Adrian Adams and Matt Gardner the latter part of 2009. In addition, I also filed a complaint with CA Bar Association against Mr. Adams for his unwarranted threats against me personally.
I recently received a follow up letter from the CA Bar — and they indicated they have advised Adrian Adams to “resources” that I assume will have little, if any, effect on his behavior.

You are just another victim in a long line of Adrain J Adams’ victimes of his terror and harassment on homeowners. We know several members in our complex who this obviously unstable person intimidated, thretened and harassed with clear intet to cause harm, phisical and psyhologicla damages and intentional emotional destres. Adrain J Adams is a dangerous person who some beleive have killd at least one elederly person who could not take his “legal harassment”.
Intimidation related to prejudice and discrimination may include conduct “which annoys, threatens, intimidates, alarms, or puts a person in fear of their safety…because of a belief or perception regarding such person’s race, color, national origin, ancestry, gender, religion, religious practice, age, disability or sexual orientation, regardless of whether the belief or perception is correct.
The HOA member usualy find himself at fault when she/he start aasking question about overpaid construction or if she/he suspect stealing and squandering of HOA money by manager who was installed in the particular HOA by Adams.
Please note that Intimidation (also called cowing) is intentional behavior “which would cause a person of ordinary sensibilities” fear of injury or harm. Legaly, it’s not necessary to prove that the behavior was so violent as to cause terror or that the victim was actually frightened.

The dollar amount of the damage done to our homeowners was nearly $2Mill due to overcharging and terribly shoddy workmanship by unlicensed Iranian and Armenian contractors, who were notably close friends of the certain Board members…and their named counselors. (Karen Nagad is reportedly Iranian who benefit from protecting overpriced contracts).

I am the litigation attorney for Amar Plaza, a low income 96 unit HOA which Adams Kessler law firm used to represent until its property manager Rampart Properties, Inc. was terminated and former board of directors were removed in December 2008. The law firm agreed to represent and did represent the former directors against the cooperative and the new board, seeking a court order that HUD’s removal of the prior board was invalid. This lawsuit never resulted in a final determination and was dismissed almost a year later. Now the new board of directors and the cooperative Amar Plaza are suing the property manager. Part of the fact pattern is that the property manager paid Adams Kessler with the property manager’s funds claiming this was a loan to the cooperative. Recently the Honorable Judge Yaffee in Los Angeles Superior Court preliminarily enjoined Rampart Properties/ Frank Acevedo from foreclosing upon the real property of the low income cooperative pending trial on the merits. You can check for yourself on the state campaign finance website and on OpenSecrets.org. They will buy Jerry Brown the governorship if we let them.
